Coordinate what connects.
Lighting, fans, receptacles, plumbing, appliances and gas service can involve separate requirements and sequencing. Identify these features before the structure and finishes are finalized.
Include the path to construction.
Design documents, engineering, permits and association submissions are different responsibilities. The proposal should state what is included and what the homeowner must provide or obtain.
Protect the essential scope.

Projects with the same surface area can have different foundations, elevations, stairs, railings, access and structural requirements. A single rate can hide more than it explains.
Can options be priced separately?
Where practical, a proposal can distinguish the defined base scope from selected alternatives or upgrades. The underlying structure and required work should remain clear.
What should I send for an initial review?
Send the address, wide property photos, an available survey, approximate dimensions, preferred materials, intended use and a comfortable investment range.
