Measure the usable footprint
Include setbacks, existing walls, trees, utilities, gates and the space needed for stairs and landings. Test furniture and circulation on the plan before deciding how much of the yard should become structure or hardscape.
Connect the house and yard
Consider how the kitchen or living area meets the backyard. A well-positioned door, deck landing or porch can improve the route outside, while an adjoining patio can provide ground-level space for dining or gathering.
Define the scope clearly
Separate demolition, disposal, retained structure and new construction in the proposal. If repairing an existing deck, document boards, stairs, railings and finishes separately so cosmetic work is not confused with structural repair.
